Commercial HVAC Maintenance Tips

Unfortunately, HVAC systems require maintenance. After a couple years, you might notice some odors coming from the system, cracks in the ducts, or higher energy bills. All of these can be headaches to deal with, but here are a few troubleshooting tips as you’re maintaining your HVAC system.

Ductwork

According to the US Department of Energy, as much as 25-40% of the air leaks out of cracked or damaged HVAC ducts. These cracks and leaks are mostly visible on the actual ductwork, but if your system is insulated then the leaks often show up as dirty spots on the insulation material. Unfortunately, locating every leak in the ductwork can be hard to do without a professional.

Odors

If you are experiencing odors from your system, it’s a good indication that something is wrong. Sometimes it can be as simple as a dirty air filter, but other times it can be as problematic as a gas leak. Check for dirty air filters, overheated parts, melted material on the coils or heat exchange, or moist areas that could cultivate mold. If you can’t find the culprit, call an HVAC service for help.

Efficiency

Lastly, if you notice that your HVAC system isn’t working as efficiently as it once was, it could be the result of a dirty evaporator or heating coils. Clean these once or twice a year and it will help your system run more efficiently and keep energy costs lower.
